In the market for a new house?  Consider these factors when evaluating the neighborhood:

  1. Drive around the neighborhood both during the day and at night to be sure it’s near the places you like to go. For example, is it close enough to where you typically shop or go to the movies? You should make a list of your favorite activities and then calculate the distance from the neighborhood you are considering. While driving around, decide if the neighborhood looks like a place you’d like to live. Consider what it is like during commuting times and also calculate this distance.

  2. Schools When deciding on the quality of schools, consider characteristics such as average test scores, percentage of college bound students and the state rankings. Even if you don’t have children, your house will be easier to sell in the future if it’s in a good school district.

  3. Education/Income Determine if the neighborhood is economically stable by checking on educational levels, average household income and occupations before making any final decisions. The ratio of apartments to houses should be noted as an excess number of apartments might indicate the transient nature of the area.

  4. Crime Find out if the neighborhood is safe by comparing neighborhoods on the basis of the number of  homicides, rapes, robberies, and aggravated assaults. Check out if crime is increasing or decreasing.

  5. Cultural Amenities Even if you don’t use things such as theaters, museums and universities, you should note their proximity as they set the tone for the area.

Property Values Look for steady, increasing property values to know that you are making a solid investment. Always consult a realtor for information on price appreciation for the neighborhood to verify that you are making a good investment. And keep in mind the value of your home may increase if higher priced properties are built in the neighborhood.
